Nrep and GARBE to transform 20 000 square meters former air base brownfield site into sustainable logistics center in Leipheim
• Logicenters, Nrep’s development and management platform for logistics properties, and its joint venture partner GARBE Industrial Real Estate GmbH are pushing ahead with the revitalization and development of brownfield sites.
• The site will be delivered in collaboration between Logicenters, the development and asset management platform owned by Nrep and GARBE.
In the Swabian town of Leipheim (Günzburg district in Bavaria), located around 30 kilometres north-east of Ulm, the two companies have acquired a 20,000 square meter site. They plan to construct a logistics center with a total area of approximately 11,600 square meters is to be built on the acquired property. Construction is scheduled to begin in the second quarter of 2025, with an investment volume of around 17 million euros.

The site is part of a former air base, where remnants of its military use, such as the former run and individual buildings, still remain. After the base was decommissioned, the site was converted into the 112-hectare intermunicipal industrial estate known as “Areal Pro”. Before the construction work can begin, old foundations and buildings need to be demolished, with demolition material being professionally disposed.

Especially in dense or unusual locations, this will be the only way for new and interesting projects.”
The planned new building will consist of a hall area of around 10,400 square meters, along with offices spaces, social rooms, and other usable areas totalling 1,200 square meters on intermediate levels. The property will feature ten dock levellers, a sectional door at ground level and parking spaces for 40 cars and two trucks are planned for the outdoor area. Completion is planned for the second quarter of 2025.

The property is being developed according to current ESG criteria. The roof surfaces of the new building will utilize up to one megawatt peak of renewable energy through the installation of a photovoltaic system. Additionally, the building will be heated using air heat pumps, eliminating the need for fossil fuels. It will also be equipped with an energy-efficient LED lighting system. And the property aims for Gold Standard certification from the German Sustainable Building Council.
Close proximity to the A8 motorway offers convenient access to Ulm, Stuttgart, Augsburg, and Munich. The Leipheim junction, located approximately three kilometres away, allows for easy access without passing through the town itself. Additionally, the A7 motorway spanning approximately 960 kilometres, can be reached through the Ulm/Elchingen freeway junction. The A7 is not only the longest freeway in Germany but also one of the country’s most vital north-south transportation routes.
