Noli Studios Katajanokka

New flexible way of living for modern urbanites

 

The pace of how your life changes, when you are a young adult, is fast and sometimes unpredictable. You get a job offer from a different city or even from a totally different country, your roommate falls in love and you need a new place to stay or you simply want your everyday life to be as simple as possible.

In 2019, Nrep developed and launched in Finland a new co-living concept, unique in its flexibility, services, sense of community and pricing. Noli Studios combines comforts of home with hotel amenities and provides modern, fully or lightly furnished studios and access to shared spaces. The studios can be booked flexibly for a day, a month or even longer. Nrep contributes to a diverse and more communal urban life.

Comforts of home combined with hotel amenities

Noli Katajanokka was the first ever Noli Studios opened in autumn 2019, providing 263 stylish studios, hotel-quality services and communal atmosphere with its various shared spaces. Noli Katajanokka offers also easy access to lively urban culture, as the property is situated downtown in the capital city of Finland. The location is great for short stays whether travelling for leisure or work, yet compared to a conventional hotel, the everyday life in Noli offers more. Those who seek for longer-term accommodation can enjoy flexible and communal living without compromising on quality or private space.

The accommodation price is in line with the rental prices of the area, and the longer the guest stays, the cheaper the rate will be. In addition to the studio of choice, the price includes bi-weekly cleaning and access to gym, sauna area, shared kitchen and co-working spaces. The staff organizes common activities and helps with any possible questions related to the stay. Noli cooperates with local companies to further expand the service offering of the area. At Noli Katajanokka, the occupancy rate as well as the customer satisfaction have remained high.

Breathing new life into a historic property

Nrep developed Noli Katajanokka into the architecturally significant former headquarters of the Finnish trading company Kesko. The historic property, situated in the middle of a listed urban site, was built in 1940 and had reached the end of its technical age thus requiring lot of renovation.

For the building to meet modern regulation and technical solutions, the extensive renovation required cooperation of the three owners. The renovation began in October 2017, and two years later the property was opened to customers. Today, the property represents one of the most significant adaptive reuse projects. Good structure and excellent location made the project financially viable.

Thanks to good cooperation and successful development, Noli Katajanokka now offers a new way of living in one of the best locations in Helsinki, in the immediate vicinity of the sea and the attractions of the city centre.

Guests can offset the carbon dioxide emissions of their studio at the time of booking, and Noli Studios offsets the carbon dioxide emissions of the shared spaces.
