Urban Partners and Pontos sell Helsinki Airport logistics centre to SICORE

Urban Partners’ Nordic Strategies Fund 3 (NSF III) and Pontos Group have sold a newly developed logistics facility at Helsinki Airport – serving as DHL Express’s primary hub and Finnish headquarters – to German real estate investor SICORE Real Assets. Completed in summer 2025, the property represents the latest generation of logistics technology and sustainable construction, highlighting robust investor demand for high-quality and sustainable assets.
The 15,000 sqm property serves as DHL Express’s main sorting centre in Finland, capable of processing more than 6,000 parcels per hour. Its airside-adjacent location allows for a fast connection to runway operations, supporting efficient logistics. As DHL’s largest and most advanced Express facility in Finland, the hub plays a central role in the company’s nationwide service network.
The project was delivered in accordance with ambitious sustainability targets. A geothermal heating system and solar panels have been installed in the building, significantly increasing the property’s energy efficiency and reducing the overall carbon footprint. The site is designed to achieve the highest LEED Platinum environmental certification as well as an A-class energy rating.
“We are proud of the role we played in successfully developing and delivering a strategically important logistics center for DHL to serve the entire Finnish market. The project has been executed to exceptionally high environmental standards, and it’s gratifying to see that – even in a somewhat challenging market environment – there remains strong institutional demand for best-in-class assets. This project highlights how we, as an investor and developer, can combine commercial performance with responsible construction to create long-term value for both the user and the investor,” comments Joonas Lemström, Country Manager for Finland.
“This prime asset represents a strategic addition to our growing logistics portfolio. Its proximity to the airport modern operational solutions enabling third-party adaptability and top ESG credentials align strongly with our long-term acquisition profile. We will continue to source attractive logistics assets that support the development of local, regional and international logistics networks across core European markets”, adds Martina Averbeck, speaker of the management board of SICORE Real Assets.
“We are very pleased with the outcome of this successful project. The collaboration with Urban Partners has been excellent, and this sale proves that our shared vision and professional expertise deliver results. We thank Urban Partners for the seamless cooperation that led to this excellent outcome,” commented Pontos’ Investment Director, Real Estate, Päivi Tomula.
