Urban Partners and Granitor establish new JV – acquiring 223 senior homes in Höganäs and Sigtuna, Sweden

Urban Partners, through the latest fund in the NSF series, has established a joint venture with Granitor and Justim to develop, manage and long-term strengthen the supply of modern, high-quality living environments for seniors. Within this partnership, two transactions comprising a total of 223 senior homes are being completed. Together, they mark the beginning of a platform with a clear ambition to meet the growing demand for adapted housing for an ageing population.

As a first step, the JV is acquiring three senior housing properties with a total of 132 apartments in Höganäs. One of the properties has been completed and operational for two years, while two projects are under development and scheduled for completion and move-in during the second quarter of 2027. All assets are attractively located in well-established neighbourhoods with proximity to services, recreational amenities and strong transport connections. 

In parallel, the JV is completing a second transaction by acquiring a senior housing project in Sigtuna from Bonava. The property, currently under construction, comprises 91 apartments and is located in the rapidly growing district of Sigtuna Stadsängar, which aims to become Sweden’s most sustainable neighbourhood. The area offers access to nature, local services and activities, with walking distance to Sigtuna’s city centre. Completion is expected in the fourth quarter of 2027.

Together, the two acquisitions comprise 223 apartments totalling approximately 17,400 square metres. All properties are being developed with modern, energy-efficient solutions and meet high environmental standards. The projects also place strong emphasis on social sustainability, including well-designed common areas, clear wayfinding and carefully landscaped outdoor spaces that support activity, safety and social interaction.

Justim will act as the operating partner with overall responsibility for managing and further developing the JV, with a focus on resident relations and collaboration with the municipalities. Urban Partners and Granitor bring long-term ownership, development expertise and experience in establishing scalable residential concepts. Together, the partners are creating a platform that combines capital, operational capability and local presence, with strong potential for continued growth.
