Urban Partners and evolutiq revitalize Cologne-Ossendorf brownfield site and develop future-ready multi-user logistics asset

• Joint venture converts former industrial site into sustainable logistics asset (approx. 24,000 m² GFA), targeting DGNB Gold and flexible multi-tenant use
• The majority of the project is being financed with funds from Urban Partners’ NSF V Fund
Urban Partners (formerly Nrep), through its Nordic Strategy Fund (NSF V), together with evolutiq GmbH as investment and development manager, has acquired a brownfield site in the Cologne district of Ossendorf to develop a modern, sustainable multi-user logistics property. This marks the fifth joint project between Urban Partners and evolutiq.
The development sends a clear signal for sustainable land revitalisation and for strengthening Cologne as a business location. By bringing an underutilised brownfield back into productive use, the project protects greenfield land from development, enables environmental remediation of a former industrial site and delivers contemporary, flexible logistics space that meets evolving tenant needs. This new, modern space will support local employment, attract commercial activity and enhance the supply chain resilience of the wider Cologne economy. The project is based on a plot of land of around 37,900 m². The current brownfield site will be developed into modern, sustainable logistics property with gross floor area of around 24,000 m².

The property is designed as a multi-user concept and can be divided into up to four units. This makes it suitable for both larger single-tenant users and multi-tenant solutions and appeals to a wide range of logistics and commercial users.

The project underscores the shared commitment between the joint venture partners to build sustainable commercial real estate purpose-built to meet tenant and community needs. The project is targeting DGNB Gold Standard certification and follows holistic sustainability strategy. Planned measures include the use of heat pumps, photovoltaic systems and a partially green roof are planned, which will contribute both to the ecological upgrading of the site and to the improvement of the microclimate. These measures are expected to reduce operational emissions and enhance the local environment while supporting long-term energy efficiency.
