Nrep acquires 308 new rental apartments in Sundbyberg

Through the Nordic region’s largest core-plus fund, Nrep Income+, Nrep strengthens its presence in the Stockholm housing market by acquiring 308 new rental apartments in Hallonbergen, Sundbyberg, from a joint venture owned by Reliwe and Derome.
The deal includes three properties, Sundbyberg Freden Större 15, 21, and 22, with a total lettable area of approximately 13,900 square meters. The seller is a joint venture owned by Reliwe and Derome, along with HMB, responsible for the development of the project. The properties will be developed with a high sustainability profile and certified according to Miljöbyggnad Silver.

Sundbyberg is one of the country’s most expansive municipalities with steady population growth, indicating a strong demand for modern rental housing in a market with continued structural housing shortages,” says Carl-Adam von Schéele, Head of Nrep Sweden.
The properties are located in the emerging Umami Park – a new vibrant district between Sundbyberg City Hall and Hallonbergen city center. The area combines housing, restaurants, shops, services, and offices in a modern and sustainable urban environment. With a direct metro connection to Stockholm city center in about 15 minutes and easy access to both Bromma and Arlanda airports, Umami Park offers an attractive location for residents and businesses. The area has received recognition for its urban development and was awarded the YIMBY urban design prize for its transformation from a suburb of a million-program housing estate to a dense and vibrant mixed-use city.

The project, expected to be completed in 2027, will be managed by Nrep’s residential management team and represents a long-term addition to the company’s growing residential portfolio. Closing will take place at the end of March.
In recent years, Nrep has significantly expanded its residential property portfolio in Sweden and now has approximately 3,700 homes under development in various phases. The company is also the majority owner of Stockholm’s largest residential developer Klövern, with an additional ~18,000 building rights to be started in the coming years.
